Qualifications:

  • At least two years of previous maintenance experience
  • Must be very detail oriented. Must take pride in your work product.
  • Must be a good communicator. Will need to provide regular written reports updating status of work completion. 
  • Must be able to complete a variety of maintenance tasks, including but not limited to plumbing, electrical, patch and paint, HVAC, General maintenance. 
  • HVAC Certification

Compensation:

  • Apartment Unit Reduced Rent between 25% to 50% discount of market value. 
  • Benefits package including medical, dental and vision.
  • Holiday Pay and Vacation Pay. 

Maintenance Supervisor

  • Inspect facilities periodically to determine problems and necessary maintenance.
  • Complete weekly report updating management of maintenance issues. 
  • Prepare weekly maintenance schedules and allocate work.
  • Supervise and train maintenance technicians.
  • Supervise tradesmen during installations, repairs or maintenance. (electricians, plumbers etc.)
  • Inspect and maintain building systems. (heating, ventilation etc.)
  • Contribute to the development of maintenance budget and ensure compliance.
  • Monitor inventory of materials and equipment.
  • Track and inventory all purchases and provide a weekly report of all expenditures to manager.
  • Participate in coordination of projects. (e.g. Renovations)
  • Ensure adherence to quality standards and health and safety regulations.
  • Need to notify Management of repairs before they can complete work. 
  • For bigger jobs that will be outsourced, make sure that you receive 2 to 3 bids for job. 
  • Make sure that all work orders are input into online portal.
  • If you see any work orders that take longer than needed, follow up with a maintenance tech and notify management immediately. 
  • Update tenants on the progress of any repairs and notify management regarding status and if there will be any delays.
  • If you identify any tenants damaging or misusing property, notify management immediately. If you can document with a picture, submit these to your supervisor/manager.
  • Mold, insect/rodent infestation, leaks, electrical shortages must be reported to property manager and addressed immediately.
  • Notify management of any malfunctioning equipment. Post sings of “Out of Service” and coordinate repairs.
